DESCRIPTION:
The project consisted of the renovation of 120,000 sq. ft. of two existing downtown warehouse buildings and the addition of approximately 12,000 sq. ft. of new rooftop construction into 72 loft-style apartments. The project includes interior parking on the first floor of the buildings with approximately 1,000 sq. ft. of retail space and fitness facility fronting Baronne St.
The project involved total renovation of the building interiors, significant structural repairs and restoration to exterior masonry structural walls. The existing windows and property signage on the front façade were salvaged and rehabilitated. Interior wood floors were repaired and refinished and all new interior residential construction was included in the renovation. The project was financed with a HUD 221(d)4 loan and federal historic tax credits.
