DESCRIPTION:
This project developed 64 newly constructed, buildings comprising 120 residential units and a Maintenance and Management building to house a private management company’s staff. The homes include single story handicap accessible homes, two-story single-family dwellings and two-story duplex and triplex homes, which encompass three city blocks. The project replicates existing New Orleans residential architecture featuring porches, balconies, wood and steel columns, brackets and hard siding for multi-family homes in lieu of apartment buildings. French Quarter style street lighting, brightly colored lap siding homes and alleyways with off street parking add to the typical old New Orleans neighborhood feel. The interiors were completed with modern residential materials and finishes.
The site development portion of this contract included site grading, storm drainage, access drives, driveways, sidewalks, landscaping, playground surfaces and playground equipment for the entire subdivision.
The total living area of all units is comprised of 185,000 square feet. Construction included 2400 piles, 3900 cubic yards of concrete, over a million board feet of wood framed construction and over 2200 pre-engineered roof trusses.
Many challenges were faced during construction including Tropical Storm Cindy and Hurricane Katrina, creating various degrees of damage to many newly constructed homes. The strict International Building Code requirements were met which far exceed the old Southern Building Code in that the homes are constructed to withstand a 130 MPH wind load requirements.
