Guste High Rise Housing

New Orleans, LA

DESCRIPTION:This project consisted of the complete renovation of six apartments per floor per wing of this twelve-story building. Each apartment required complete demolition of existing bathrooms, installation of new plumbing and plumbing fixtures, ceramic tile walls, new cabinets, fan coil units, along with all new chilled water supply return and condensate lines. New cabinets and electrical systems were installed in kitchens and bathrooms. New apartment doors were installed throughout. A sprinkler head system, fire alarm system, and handrails in the stairways were also installed to meet current building codes. We also installed new VCT flooring throughout along with stair treads and risers, and completely repainted the building inside and out.

In the zero conversion apartments, which consisted of three per floor, we installed ductwork within existing fur downs, tying it into the new fan coil unit for chilled water supply for a new central air conditioning system within the building. The ground floor of the building was supplied with new boilers, new chillers, a cooling tower, domestic water heaters, fire pumps and a fire pump controller, a back-up generator system, and an emergency generator switchover.  Office space and community center space were created by the reconfiguration of the ground floor.
