640 Magazine Street was a very challenging project that involved a high-level of design while preserving and highlighting a historic structure. 640 Magazine Street, LLC selected Gibbs to assist their design team as a CMAR contractor for the adaptive reuse of the historic structure located in New Orleans’ Central Business District. This project sought out to convert the former coffee roasting and distribution facility and then office building into a mix of residential and commercial spaces. The five-story, 78,000-square-foot property now includes 35 residential units, and retail and office space on the ground floor.
With over $611 million in past historic renovation experience, Gibbs assisted the owner in selecting the architect and design team during the conception of this project. We provided materials and building system suggestions, constructability reviews, and estimates during the conceptual, schematic, and design development phases, and at the completion of construction drawings for this concrete/heavy timber project. Trade contractor bids for formwork, rebar, mechanical, electrical and plumbing were solicited and awarded by utilizing a selected list of major subcontractors and relied on in-house estimating.
With Gibbs’ extensive experience building in tight urban constraints, deliveries were strategically scheduled through city-permitted street closures. Construction commenced with the structural rehabilitation and replacement of existing century-old heavy timbers dating back to pre-World War I. These luxury apartments preserve the original warehouse-era industrial finishes while modernizing amenities such as electronic traction elevators, fiber internet, unitized central HVAC systems, and state-of-the-art access controls.
This apartment provides local residents with a high-end dwelling option nestled in the new bustling beacon of nightlife located near the historic corner of Girod and Magazine Street. Gibbs has since had the opportunity to further develop this thriving neighborhood which included the new construction of the Kalorama Condominiums and the five-level 618 Magazine Street Parking garage.
